3x Freehold Garden Moorings.
A rare and unique opportunity to acquire all three freehold fully enclosed garden moorings in London on the River Brent, situated between the Thames Lock and the Gauging Lock on the Grand Union Canal in Brentford.
Hard to believe given it's location in London, but the site an oasis, nestled among trees and surrounded by water on three sides.
Close to local amenities inc underground & overground train services.
The three garden moorings are approximately 65 foot long. It is possible to overlap the tip of the entrance to the basin slightly and fit say 70 foot long vessels, but technically 65 feet is the official length.
The moorings are semi-tidal and is protected by normal daily tidal changes seen on the River Thames by the Tidal Lock.
Situated south of the Gauging Lock, it falls outside of the jurisdiction of Canal & River Trust & is exempt of any licence fee requirements.
The freehold land is fully enclosed by fencing and two steel gates.
Mains electricity and water.
Council tax band A.
Investment Opportunity!
The freehold land is fully enclosed by fencing with two pedestrian steel gates. There is a letter box and a postal service is provided.
Free on street parking can usually be found on Augustus Close, 50 meters away.
The property is serviced with mains electricity and mains water. There is an electricity spur from the main electricity meter with an additional electricity meter, should the owner wish to let one of the moorings to a 3rd party.
The whole site is subject to council tax at band A rating.
This land might suit someone looking for an alternative to buying a leasehold apartment as there are no ground rent and maintenance charges and it could support a spacious luxury vessel with outside space and the option of getting out onto the River Thames or up the Grand Union Canal whenever it suites.
Another option might be to buy this land with other boaters and each own a mooring with a share of the garden land.
It would also suit commercial uses. A bar or cafe for example with overflow tables and chairs on the bank. Situated next to the footbridge with a wide steel staircase leading down.
The basin behind is currently undergoing a complete regeneration program and will include upmarket bars, cafés and restaurants. To be called 'The Waterside'.
The postcode is: TW8 8QU

Please note, the land for sale is 65 feet long and a boat can be moored against it. Because the River Brent is wide at this point, it is possible to moor three narrowboats abreast, i.e. one narrowboat alongside the bank and two further narrowboats alongside.
There is no set distance from the bank that indicates the limit, surfice to say three narrowboats have always moored there and this has allowed sufficient space for other vessels to pass each other travelling up and down the river. If a new owner wished to moor four narrowboats or perhaps multiple wide beam vessels, which require more space out over the water, we cannot see a problem, though equally we would not offer any assurances that no one would take issue with it.
Further note, please be advised that it is difficult to obtain a traditional mortgage on this property as it does not fit into typical mortgage categories. We believe that only commercial loans, investment loans and regular bank loans are available. You would be advised to assess your funding options at the earliest opportunity.
Final note, the moorings are for sale and not available to rent.
